The 34-acre property on the SE Corner of Greenfield Avenue & Moorland Road was going to be developed by the Mandel Group, but it has just been sold to a different developer.

Until now, we were under the impression that Mandel Group was going to create a mixed-use development on the property. That project cleared hurdles with the city at the January 9, 2024 Common Council meeting, which approved a Planned Unit Development Ordinance, so we thought that everything was ready to go.

According to a news article published recently in JSOnline, the property has been sold for $11 million to MGP New Berlin, which is an affiliate of Wimmer Communities, which develops apartment buildings. The article goes on to say that the company wants city approval to create a new development known as The Conservancy. The name is curious, since there is a residential subdivision on New Berlin's southeast corner by the same name. See the article in the Related Articles list below for more details.

The original development idea included apartments, a senior living facility, and some retail buildings. Wimmer Communities operates four developments in New Berlin: Deer Creek Run Apartments across Moorland Road from the property, the Sanctuary Apartments near Moorland Road and Lincoln Avenue, Woodridge Apartments and Townhomes on National Avenue near 124th Street, and the Sunnyslope Apartments on Sunny Slope Road just south of Greenfield Avenue. All are residential developments only, but the company's website does list senior living and retail development offerings. It is currently developing the Poplar Creek Town Center in Brookfield, which will have apartments, senior living, retail and dining, office spaces, and hotel space.
