Autumn Trace - New Subdivision Near Calhoun Road and Beloit Road

A new residential neighborhood was proposed in October 2022 for farmland on Calhoun Road, just north of Beloit Road.

According to documents on the City of New Berlin website, the 88-acre Autumn Trace subdivision is located less than a quarter mile north of Beloit Road on the east side of the Calhoun Road. The neighborhood will consist of 22 lots for single-family development, ranging from about 33,000 square feet (0.75 acres) to 47,000 square feet (1 acre) with one "conservation lot" at the northeast end that totals over 455,000 square feet (10.5 acres).

An existing property located at 4908 S. Calhoun Road will be part of this subdivision development, but will be the only property with an entrance on Calhoun Road. A mowed path encircles the neighborhood, with a loop along the southern edge that crosses Muskego Creek. Each lot will have a septic system, but gas, electric, and high-speed internet services will be available (according to a letter from the developer). There are no connections to any other neighborhoods, even though there are connection opportunities.

The land was zoned A-2 (agricultural), C-1 (woodland conservation) and C-2 (wetland conservation), and the road and residential lots were developed in the A-2 designated area. The buildable land will be rezoned to R-1/R-2, which has a requirement of minimum 32,670 square foot lots, 110 foot widths, and setbacks of 40 feet (front), 15 feet (side), and 30 feet (wetland). Schools

This neighborhood is located less than a mile south of Ronald Reagan Elementary School, and it will be served by New Berlin Eisenhower Middle and High School.

Status

The following status updates were obtained from the City of New Berlin website, and the list is current as of January 16, 2024. We will try to keep this list updated, but for the latest and greatest information, please see the Project Page on the city's website.

Property Tax Increase

In its former status, this property generated just over $4,000 in property taxes, per the Waukesha County tax records. With 22 new residential properties with this average size, it's possible that number would increase to $200,000 - $250,000, based on nearby properties that have been developed recently.

Final Thoughts

Given its proximity to the Moorland Road interchange with I-43, this will likely be a desirable location for many people. It's less than 3/4 of a mile from the freeway, and a mile due west of Moorland Road, which may mean noise from that traffic, but that's a matter of personal preference and a trade-off that many are willing to make for convenience. The conservation areas and the walking path should be nice amenities as well.

It is unfortunate that there are no connections to the nearby residential neighborhoods for pedestrians and bikes, as Beloit Road and Calhoun Road are not ideal paths for such activity. The far northeast corner of the development comes within 130 feet of the end of Hearth Ridge Drive, so it's a shame that a connection for a walking/bike path could not be made. That corner is designated a wetland, so it may not be possible to have a path there even if one was allowed, but it would be nice for the idea to be discussed nonetheless.
